ISG Jackson Selected For Stoke Quays Waterfront Development in Ipswich

The £multi-million urban regeneration project in the historic docklands area of Ipswich will see the creation of 386 new homes and commercial premises on the disused brownfield site bordering Stoke Quay. ISG Jackson has been appointed for the initial phase of the project.

The first phase of this ambitious development commences late May with the demolition of a range of buildings currently occupying the site, including a former builder’s merchant and a number of industrial units. County archaeologists will then have the opportunity to survey the triangular-shaped site and record evidence of Ipswich’s historical past. The site will continue to have a watching archaeological brief during excavation works for the foundations of the mixed-use scheme.

Making use of the sloping topography of the site, the design of the new development incorporates a basement car parking structure, which doubles as a flood defence measure. The new homes are effectively built upon a ground floor concrete podium deck, which spans the entirety of the site, with the basement providing car parking for 212 vehicles and 598 secure bicycle spaces. The mixed tenure scheme features townhouses, flats and extra-care supported accommodation, alongside 1,000 sq m of commercial accommodation. Three blocks of flats will be built on the site as well as 25 terraced townhouses, ranging in size from three to five bedrooms.

Careful consideration has been given to the external appearance of the new development, with architectural finishes to external elevations designed to complement the local built environment. Black brick elements on the residential blocks pays homage to the nearby maltings buildings, whilst extensive glazing elements, timber cladding and insulated render reflects the modern context of the development in the revitalised Ipswich waterfront area. The central area of the new Stoke Quay development boasts two communal landscaped gardens with attractive hard and soft landscaping elements across the site.
